›The property

Archontiko Chios – Traditional Mansion, Βασιλείου Κουτσουράδη 48, Θυμιανά, Χίος 82100, Ελλάδα. Short-term rental registration number (AMA): 00003931310. Contact: karsampasg@gmail.com · 6986189698.

These terms apply to bookings made directly on this website and to its use. Bookings via Booking.com or Airbnb are governed by that platform's terms.

›How direct booking works

1. You choose dates and guests. 2. The system checks availability and shows the total price. 3. You enter your details and accept the Booking Terms and House Rules. 4. The booking is created and the dates are held temporarily. 5. You receive the bank-transfer details. 6. The host verifies the payment. 7. The booking becomes “Confirmed” and you receive a confirmation email.

Until the payment is verified, the booking is “Awaiting payment” and is not yet confirmed.

By pressing the final booking button you commit to paying the amount shown within the deadline.

›Price

Prices are in euro (EUR). The price is calculated from the dates, guests and the rates applicable when you book. The summary before booking shows nights, subtotal, any fees and discounts, deposit and final total. There are no hidden charges.

Availability and price are checked again when you submit. If a technical error or availability conflict is found before confirmation, we will contact you to find a solution or return what you have paid.

›Payment

The deposit amount is shown in the booking summary.

The bank-transfer details are shown after the booking is created and are sent by email.

The payment deadline is shown on the booking page and in the email.

If the payment is not verified within the deadline, the temporary booking may expire and the dates be released. If you have already made the transfer, please contact us.

The booking is confirmed only once the host verifies the required payment; you then receive a confirmation email.

›Cancellation, no-show and refunds

Free cancellation with a full refund of all amounts paid until 3 days before check-in at 15:00 (Greece local time). After that deadline, 100% of amounts already paid is refundable. Request cancellation in writing from the host; refunds are processed manually. These terms apply only to direct bookings made under this policy.

A no-show or early departure is handled under the cancellation policy above.

If the host needs to cancel a booking, you will be informed promptly by email and anything you have paid will be returned. A refund counts as made only once it has actually been carried out and recorded.

›Changes to a booking

Changes to dates, number of guests or other material details depend on availability and the host's approval, and the price is recalculated. A changed booking may have a different total; you will receive an email with the changes.

›Right of withdrawal

Because this is accommodation for specific dates, under applicable consumer law the general 14-day right of withdrawal for distance purchases does not apply. The cancellation policy described above applies instead.

›Check-in, check-out and guests

Check-in: 15:00–23:30. Check-out: by 11:00. Early check-in or late check-out is possible only by prior arrangement and subject to availability.

The booking must state the number of guests correctly. Maximum capacity: 5 guests and 1 infant up to 3 years. Additional overnight guests need the host's prior approval.

Children up to 17 years are welcome. Parents or guardians are responsible for supervising minors throughout the stay.

›Care of the house and access

Please use the property and its equipment with care. The guest is responsible for proven damage or loss caused by the guest or the members of their booking to the property, its equipment or its contents, beyond normal wear and tear from ordinary use. Normal wear and tear, technical faults not caused by misuse and ordinary cleaning are not considered damage.

Guests are asked to inform the host as soon as possible of any significant damage, fault or loss that occurs during the stay.

In the case of proven damage, the guest may be asked to cover the reasonable cost of repair or replacement, in line with the actual damage and applicable law.

Access codes for self check-in are given only for the registered stay, must not be shared with others and may change after check-out.

›Communication

Booking messages are sent by email and, where needed, by phone, WhatsApp or Viber for practical stay information. We do not sign you up for marketing messages.

›Unforeseen events and liability

In serious events beyond reasonable control (such as natural disasters, government restrictions or serious infrastructure failures) we will work with you on a change of dates or a fair solution, in accordance with the law.

No term limits any liability that cannot be limited by law. Guests look after their personal belongings, to the extent permitted by law.

›Use of the website

The website links to third parties (such as Booking.com, social networks and maps), which operate under their own terms and privacy policies.

The texts, logo, name and original photographs are protected and may not be reproduced commercially without permission, except where the law allows.

Attempts at unauthorised access, attacks on the booking system, fraudulent bookings, automated abuse and any interference with the website's operation are prohibited.

›Applicable law

These terms are governed by Greek law, without affecting any mandatory rights you may have as a consumer under the law of your country.
